General Common Elements

Below is a more simplified list of what constitutes general common elements in our community. Please note this list is simplified and not exhaustive, but is meant to give you a simple list to refer to. If you have any questions, reach out to the board via the general contact form.

General Common elements

  1. Land: The land designated as General Common Elements, including fitness areas and bike paths.

  2. Electrical: Transmission mains, wiring, and common lighting up to the lateral connection point for Unit service.

  3. Telephone: The telephone system up to the lateral connection point for Unit service.

  4. Telecommunications: The system up to the lateral connection point for Unit service.

  5. Gas: The gas distribution system up to the lateral connection point for Unit service.

  6. Water: The water distribution system, including common sprinkling system fixtures.

  7. Sanitary Sewer: The sewer system, including lift stations.

  8. Storm Water Drainage Facilities: Surface water drainage system, storm drain lines, and basins within the Project.

  9. Landscaping: All landscaping, trees, plantings, entranceway monuments, and related elements.

  10. Perimeter Fencing: Fencing or similar structures for screening the Project from adjacent properties.

  11. Easements: Appurtenant easements benefiting the Condominium Premises.

  12. Roads: Roads, sidewalks, and medians within the Project until dedication to the public.

  13. Other: Elements necessary for common use or the existence, upkeep, and safety of the Project.
