Below is a more simplified list of what we can and cannot do as members of this community. Please note this list is simplified and not exhaustive, but is meant to give you a simple list to refer to. If you have any questions, reach out to the board via the general contact form.

Things we CAN do:

Residential Use: Homeowners can use their Units for single-family residential purposes as defined by the Township's Zoning Ordinance.

Dwelling Design: Homeowners can construct or place a single-family private dwelling or model home with an attached garage containing 2-3 parking spaces, subject to approval.

Architectural Standards: Homeowners must ensure that dwellings adhere to quality design, workmanship, and materials approved by the Developer (during Construction and Sales Period) or the Association (thereafter).

Driveway Construction: Homeowners can build driveways and paved areas, following approved plans and engineering standards set by the Township.

Building Materials: Exterior building materials must be approved by the Developer (during Construction and Sales Period) or the Association (thereafter), in line with the PD Agreement.

Home Occupations: Model homes owned by the Developer or sales activities are exceptions to restrictions on home occupations or commercial activities requiring public visits.

Things we CANNOT do

Non-Residential Use: Homeowners cannot use Units for non-residential purposes, except for model homes and sales activities during the Construction and Sales Period.

Accessory Buildings: Construction of accessory buildings or structures within a Unit or Yard Area is not allowed without prior written consent from the Developer or Architectural Review Committee.

Livestock and Nuisances: Homeowners cannot keep chickens, fowl, or livestock. No noxious or offensive activities are allowed. Animals must not become a nuisance.

Temporary Structures: No temporary structures, trailers, boats, or similar buildings can be used as permanent or temporary residences, except during sales and construction periods.

Tree Removal: Homeowners can't remove trees during the Construction and Sales Period without Developer's approval. Thereafter, removal must comply with zoning and other ordinances.

Performance of Construction: Buildings can only be erected by a contractor licensed by the State of Michigan.

Vehicle Parking: Certain vehicles, like trailers, mobile homes, and commercial vehicles, can't be parked on Common Elements without being enclosed in a garage, except for Developer's purposes during construction.

Garbage and Refuse: Trash and waste must be kept in closed containers, and no burning of refuse is allowed except as permitted by Township ordinance.

Fences and Obstructions: No fences, walls, or structures can be erected without Developer's approval. Limits are imposed on outdoor dog containment devices.

Landscaping: Landscaping plans must be approved by Developer, and Co-owners must maintain their Units' landscaping. No landscape materials can be stored for more than 30 days.

Motorized Vehicles and Firearms: Restrictions on the operation of motorized vehicles and the use of firearms and similar devices apply within the Condominium Project.

Signs, Illumination, Mailboxes: No signs, additional illumination, or changes to mailboxes can be made without Developer's approval.

Leasing and Rental: Specific conditions and procedures must be followed for leasing, and the Association can take action against non-compliance.

Rules and Regulations: The Board of Directors can adopt rules and regulations, and Co-owners may not revoke regulations before the First Annual Meeting.

Reserved Rights of Developer: Developer has reserved rights during the Construction and Sales Period for certain activities and may enforce Bylaws if the Association fails to maintain high standards.
